INSPECTION REQUIREMENTS

 

All construction must follow Federal, State, and Local codes. Inspection requirements may vary, depending on the type of work being done, and the type of inspection that is to be performed.

GENERAL REQUIREMENTS FOR ALL PROJECTS/INSPECTIONS:

THE REQUIRED INSPECTIONS VARY WITH EACH PERMIT. Your Improvement Location Permit (I.L.P.) application indicates those inspections which have been assessed to your project. Be sure to read the specific instructions on the inspection procedure sheet you were given at permit issuance, for scheduling each type of inspection.

Your permit number will be required when scheduling.

After the Footing and/or Under-slab inspections have been approved, the BUILDING PERMIT PLACARD must be posted at all times during construction. The placard must be located on a front window, facing the street, or the inspection will not be conducted and a re-inspection fee will be assessed. The placard must be accessible for signature by the inspector.

The PROPERTY OWNER (or their representative) MUST be present for inspections of OCCUPIED structures. Call to schedule these inspections a minimum of 24 hours in advance. An AM or PM window will be given at scheduling, as someone will need to be on site to meet the inspector.

For REMODELS & ADDITIONS, additional inspections may be scheduled prior to the full final (if basic fire, life, and safety items have been completed) to allow for furniture and/or certain product to be placed in the space prior to the full final inspection/approval.

Additional fees may be charged, per ordinance, for additional inspections that are scheduled, which were not part of the original permit fee.

 

NOTICE

1The Carmel Zoning Ordinance provides for a penalty if any construction is continued without having any one of the above inspections scheduled, performed, and approved. This penalty will be based on the LATE FEES established with the fee structure; established in Ordinance Z-289, Section 29.6.8, "Late Fees on Inspections". This penalty also applies to any construction that is found to be occupied before a Certificate of Occupancy is issued.

2CARMEL ZONING ORDINANCE, SECTIONS 29.4.3(1): No land shall be occupied or used and no building hereafter erected, reconstructed, or structurally altered shall be occupied or used, in whole or in part, for any purpose whatsoever, until a Certificate of Occupancy shall have been issued by the Building Commissioner (Dept. of Community Services Director) stating that the building and use comply with all of the provisions of this Ordinance applicable to the building, premises, or use in the district in which it is to be location.
